Home Inspection Prep: Clear the Junk Before the Inspector Shows Up

CNC Junk Removal crew lifting and hauling items safely

A home inspection can only report what the inspector can actually see, so junk stacked in front of a water heater, blocking an attic hatch, or piled against a garage electrical panel almost always turns into a note on the report — even when the thing behind the junk is perfectly fine. Clearing it beforehand is one of the cheapest ways to keep an inspection report short.

We get called into a fair number of Valley home sales specifically for this — a week or two before a scheduled inspection, sellers want the garage, attic access, crawlspace, and utility areas cleared so nothing gets flagged as 'unable to inspect.' Here's what actually matters to an inspector and how to prioritize the cleanup if you're short on time.

01. Why blocked access shows up on the report

Inspectors work off a standard checklist that includes electrical panels, water heaters, HVAC units, attic hatches, and crawlspace access. If any of those are blocked by boxes, furniture, or storage, most inspectors will note it as 'access restricted, unable to fully evaluate' rather than skip it silently.

That note reads badly to a buyer even when there's nothing wrong behind the junk. Buyers and their agents tend to interpret 'unable to inspect' as a red flag worth negotiating over, which can cost a seller more in re-negotiation than the junk removal would have cost outright.

02. The areas that matter most

Not every corner of clutter affects the inspection. These are the spots that actually get checked and should be cleared first if your time is limited:

  • Electrical panel — needs 3 feet of clear space by code, and inspectors check it first
  • Water heater and shutoff valves, especially in garage-installed units common across the Valley
  • HVAC air handler and attic access hatch, often boarded over by stored holiday decorations
  • Crawlspace or under-house access points if your home has one
  • Windows and window wells that need to open for egress checks
  • Exterior AC condenser — clear of storage, debris, and overgrowth on all sides

03. Garages are the biggest offender in Arizona homes

Valley garages double as storage units because so few Phoenix-metro homes have basements or large attics. That means panels, water heaters, and sometimes HVAC equipment all live in a room that's also stacked with holiday bins, old paint cans, and furniture nobody wants to deal with before a move.

We run a lot of pre-listing garage cleanouts specifically for this reason. Clearing a garage to bare walls before an inspection also happens to make the whole house show better in listing photos, so it's rarely wasted effort even if the inspection goes perfectly clean.

04. What sellers should remove versus store

Not everything needs to leave the property permanently — some of it just needs to move out of the inspector's way and back to storage after the report is done. But for items you're not keeping regardless (broken appliances, old paint, unused furniture), removing them now avoids a second trip and a second decision later.

We tell sellers to sort into three piles: keep-and-relocate for the move, donate if it's in good shape, and haul if it's genuinely done. Sorting that way before we arrive keeps the job fast and avoids anything getting hauled that you meant to keep.

05. Timing the cleanout around your inspection date

Book your cleanout at least 2 to 3 days before the scheduled inspection, not the morning of. That buffer gives you time to notice anything you forgot to pull out — a box of documents, a set of tools you need — before it's gone for good.

For homes under contract with a tight inspection contingency window, we can turn same-day and next-day jobs in most of the Valley if you're working against the clock. Text photos of the garage, attic hatch area, and any blocked utilities and we'll quote fast.

06. What this costs relative to what it prevents

A single-item pickup starts at $149, and most pre-inspection garage or utility-area clears land well under a full-house cleanout price since you're only clearing access points, not gutting every room. Compare that to a renegotiated purchase price or a delayed closing because a buyer's agent flagged an 'unable to inspect' note, and the math favors clearing it upfront every time.

Key takeaways
  • Blocked panels, water heaters, and attic hatches get flagged as 'unable to inspect,' not skipped.
  • Electrical panels need 3 feet of clear space by code — inspectors check this first.
  • Garages are the top offender in Arizona homes due to limited attic and basement storage.
  • Sort into keep, donate, and haul piles before your appointment to avoid hauling the wrong thing.
  • Book cleanout 2-3 days ahead of the inspection, not the morning of.
FAQs

Common questions

Clutter itself isn't a pass/fail item, but it can prevent the inspector from evaluating something that is, which gets noted as 'unable to inspect.' That note can prompt buyer questions or renegotiation even when nothing's actually wrong.

Most electrical codes require 3 feet of clear space in front of a panel. Inspectors check this early in a visit, so it's one of the first things worth clearing in a garage.

Often, yes. If you're working against a contingency deadline, text photos of the areas that need clearing and we'll tell you within the hour whether we can turn it same-day or next-day.

Just clearing access points is usually enough for the inspection itself, but a fully cleared garage also photographs better for listings, so many sellers do both at once.

We can guide the sort on-site, but final keep-or-haul calls are yours. We recommend sorting into keep, donate, and haul piles before we arrive so nothing gets removed by mistake.
