Senior downsizing &
move-out cleanouts

Helping a parent transition from a 40-year home to a smaller condo, an assisted-living apartment, or a family member's spare room is one of the hardest logistics jobs a family will ever face. CNC handles the physical part — slowly, respectfully, and on your family's timeline — so you can focus on the person, not the pile.

Why senior downsizing needs its own crew

A junk-removal call for a 27-year-old moving apartments is a completely different job than downsizing a widow out of the Chandler home she raised three kids in. The physical volume looks similar. Everything else is different: the pace, the emotional weight, the number of decisions per box, the number of family members weighing in from three time zones. Rushing a senior cleanout is how families lose photo albums, wedding rings, and paperwork they'll need at tax time.

CNC's senior downsizing crew is built for this rhythm. We work in phases — usually two to four visits over a few weeks — with the family (or their designated case manager) directing what stays, what goes to donation, what ships to grandchildren, and what leaves on our trailer. Every "haul" decision is signed off out loud before an item touches the truck. Nothing gets thrown away on autopilot.

We're regulars in Sun City, Sun City West, Sun City Grand, Leisure World, Fountain of the Sun, Sunland Springs Village, PebbleCreek, and Trilogy communities across the Valley. We know the gate procedures, the truck-size restrictions, the quiet hours, and the community-center parking rules. That means fewer surprises on move-out day.

Our 6-step downsizing process

  1. 01
    Family call

Free 15-minute call with an adult child or move manager to plan phases, timelines, and what stays vs. goes.

  2. 02
    Walkthrough

On-site walkthrough — usually free — where we tag rooms, flag valuables, and confirm a flat price.

  3. 03
    Sort in place

We sort into Keep / Donate / Family / Haul piles, always with a family rep or their proxy signing off.

  4. 04
    Donation & recycling routing

Furniture and household goods go to AZ nonprofits with itemized receipts. Metals and electronics to certified recyclers.

  5. 05
    Haul & broom-clean

Every un-kept item leaves, floors get swept, and the home is ready for listing, cleaning, or handoff.

  6. 06
    Photo close-out

You get a photo album of what left, where it went, and any donation receipts — perfect for the family group text or trustee record.

Donation-first, landfill-last

A 40-year home contains a lot of usable goods. Our first stop is always local Arizona nonprofits — Goodwill of Central & Northern Arizona, St. Vincent de Paul, AZ Helping Hands (for foster families), and church partners across the Valley. Furniture in solid shape, kitchenware, linens, unopened food, holiday decor, books, and tools are routed there first. Metal is scrapped at certified Phoenix recyclers. Electronics go to R2-certified e-waste. Everything else — and only everything else — hits the transfer station.

We photograph the donation load and request itemized receipts wherever the nonprofit issues them. Those receipts get emailed to the family for the tax filer, alongside a photo log of what actually left the home. For estate-attorney work, we can send the same package to a paralegal for the trust file. See our estate cleanout page for how this flows when we're working alongside probate.

Family-run since 2013

We've been in your parents' living room. We know how to move slow when it matters, and fast when the closing clock is ticking.

Senior downsizing FAQs

Slowly and one room at a time. Our crews are trained to pause, ask, and bag anything that even looks sentimental for the family to review before it leaves. We never rush a decision. If you'd rather not be present, we can photograph items and send them for approval before hauling.

Yes. Usable furniture, kitchenware, and clothing route to Goodwill, St. Vincent de Paul, AZ Helping Hands, and other local Phoenix nonprofits. We photograph the load, request an itemized donation receipt where available, and email everything to you for the tax filer's records.

That's most of our senior-downsizing work. Older Valley homes — Sun City, Mesa's Leisure World, Fountain of the Sun, Sunland Springs Village — often have a lifetime of belongings including boxed papers, garage tools, holiday decor from decades ago, and multiple sheds. We plan a phased cleanout, usually 2–4 visits, so nothing important is missed.

Regularly. We accept COI requests from senior move-manager firms, elder-law attorneys, trust administrators, and assisted-living facilities. We're happy to coordinate directly with a case manager and bill through the estate.

Yes — and we're set up for tight timelines. Common flow: adult child flies in Friday, we do a walkthrough that afternoon, sort and label Saturday, haul Sunday. By Monday the house is broom-clean and ready for a realtor, cleaning crew, or handover.

We separate anything that looks like documents — bills, deeds, medical records, tax paperwork — into a labeled bin for the family. Nothing paper-related is hauled without written approval. On request, we can route documents to a certified shredding partner.

Most senior downsizing projects in the Phoenix metro land between $699 and $1,299 for a full home. Smaller two-bedroom condos in Sun City West or Fountain Hills often finish for $499. Every quote is flat and locked before we lift a finger. See our full pricing page for the volume tiers.

Yes — Sun City, Sun City West, Sun City Grand, Sun Lakes, Leisure World, Fountain of the Sun, Sunland Springs, PebbleCreek, and Trilogy communities are all in our regular route. We know the gate procedures, quiet-hours rules, and community-center parking limits.

One phone call. One trusted crew.

We'll walk the home with you, plan the phases, and give a flat price the family can approve before anything moves.
