About San Tan Valley

Junk hauling built around San Tan Valley

San Tan Valley is wide, spread out, and full of larger-lot homes — which means more shed teardowns, more yard debris hauls, and more full-truck loads than the average city. Our flat-rate full-truck pricing was practically built for this market: you pay one price, we fill the truck, you're done.

We also see plenty of estate work in Johnson Ranch and adjacent 55+ communities, plus pre-listing cleanouts as San Tan Valley turns over to younger families. The drive from central Phoenix is real, so we bundle San Tan Valley with Queen Creek runs whenever possible — and pass the efficiency back to you.

What affects price

San Tan Valley pricing factors

Volume

Priced by how much of our 20-cubic-yard trailer your load fills — single-item curbside is $99, then $249 for 1/8, $399 for 2/8, $699 for 4/8, all the way up to $1,299 full.

Heavy items

Pianos, safes, hot tubs, and large appliances add a flat specialty fee, never an hourly charge.

Access

Standard driveway pickup is included. Long carries (200+ ft) or multi-flight stairs may add a small fee — always quoted upfront.

Disposal type

Hazardous-adjacent items (fridges with refrigerant, tube TVs) carry the actual facility fee, no markup.

San Tan Valley local know-how

What's different about junk removal in San Tan Valley

There is no municipal bulk program here yet

San Tan Valley is the one place in our service area with genuinely different rules, and it catches people constantly. The community was unincorporated for its entire history, which meant no town government and no town-run bulk trash collection. Residents contracted individually with private haulers for curbside service, and there was no municipal bulk pickup to fall back on at all.

That is in transition. The new Town of San Tan Valley formally stood up on 1 July 2026, with an interim council building out the town's framework. A dedicated municipal bulk collection program is not among the services running yet, so in practice the situation is unchanged for now: large-item disposal runs through private haulers, self-hauling to a transfer station, or an occasional county cleanup event.

The practical upshot is that the advice we give everywhere else — check whether your free city bulk window is close before paying anyone — does not apply here. There is no window to wait for. Confirm current town services directly before assuming anything has changed, because this is actively moving.

What that means for a San Tan Valley cleanout

Because there is no municipal bulk option, the comparison you are actually making is between hiring a crew, renting a container, or hauling it yourself to a Pinal County facility. Self-hauling is viable for a small, light load if you own a truck and have a free Saturday. It stops being viable quickly once weight, volume or stairs enter the picture, and transfer station hours are less forgiving than most people plan for.

The housing stock is predominantly recent master-planned development — Johnson Ranch, Skyline Ranch, Magma Ranch, Pecan Creek and Promenade — on lots that are generous by Valley standards. Access is usually straightforward: wide driveways, standard or better side gates, and room to stage a truck near the work.

The common jobs reflect a maturing community rather than a brand-new one. First-wave homeowners are now a decade or more in, so garages have filled, original appliances are failing, playsets have been outgrown, and landscaping from the original build is being replaced. We run San Tan Valley on next-day service because of the distance, so book a day ahead if you are working to a deadline. Pricing does not carry a distance premium — the quote is flat and locked before we start, same as everywhere else.
