01. Price ranges by home size
These are the honest Phoenix-metro flat-rate ranges we quote in 2026. Every price assumes a normal-condition home with garage access and no hazardous materials — we'll flag those separately below.
- Studio or 1-bedroom condo: $299–$599 (about 1/4 trailer average).
- 2-bedroom home or condo: $499–$799 (roughly 3/8 trailer).
- 3-bedroom family home: $699–$999 (roughly 1/2 to 5/8 trailer).
- 4-bedroom home with garage: $899–$1,299 (up to a full 20-yard load).
- 5+ bedroom or hoarding-condition home: $1,299+ (multi-trip, quoted after walkthrough).
02. What actually moves the price
Two identical Chandler four-bedrooms can quote $300 apart. Here's what the crew is actually looking at when they walk the property:
- Stair count — second-story bedrooms and casita lofts add labor time.
- Access — alley pickup or gated back yards slow the load-in vs. an open garage.
- Mattress and box-spring count — Arizona charges a disposal surcharge per unit.
- Freon appliances — fridges, freezers, and window ACs need certified handling.
- Tires, paint, chemicals, propane — routed to household hazardous waste, not the truck.
- HOA staging rules — some Sun City and Verrado communities require alley-only loading.
03. Estate and inherited-home cleanouts
Inherited homes are the most common house cleanout we run. The pricing structure is the same, but the flow is different — we sort in place with the family or executor, route usable goods to Goodwill and St. Vincent de Paul, and photograph the load so the estate has a record for probate.
A typical 3-bedroom Phoenix estate cleanout runs $795 to $1,099 flat and finishes in one long day. If the home is being listed, we can bundle a broom-clean sweep so the realtor can shoot photos the next morning.
04. How to keep your quote low
The three biggest levers a homeowner controls are staging, timing, and separation. Pull everything to the garage if you can — a garage-loaded quote is almost always cheaper than a room-by-room pull. Book mid-week if your schedule allows; Fridays and Saturdays fill up first. And separate any donatable furniture that's still in good shape — we'll route it for free instead of charging trailer volume.
Skip the dumpster route unless you have two weeks and a driveway to spare. A 20-yard roll-off in Phoenix costs $450–$650 to drop, another $75–$150 in dump fees at pickup, and you do all the loading yourself. Compare that to a $795 full-service cleanout where we bring the labor.
05. When we quote higher than average
Some homes genuinely take longer, and we'd rather quote the real number than sandbag you at the curb. The scenarios that reliably push a house cleanout above the standard tiers are hoarding-condition homes, animal-affected properties, homes with structural debris (post-flood or post-fire), and homes with 40+ years of paperwork and photos that a family wants sorted rather than hauled.
