Splitting a Household: Junk Removal During Divorce or Separation

Most separations we work involve one person moving out while the other stays, or both parties vacating a home that's about to be sold. Either way, there's usually a hard date — a lease start, a closing date, a moving truck reservation — and the junk removal needs to happen right before or right after it.

Booking the cleanout for a specific window, ideally when only one party or a neutral third party is present, tends to go smoother than trying to coordinate both people being on-site at once. If that's not possible, we're used to working professionally and quickly regardless of the situation in the room.

The requests fall into a few consistent categories across the jobs we've run.

If there are items both people want kept separate — one person's furniture staying, the other's leaving — mark them clearly before we arrive with tape, a note, or a simple room-by-room split, and we'll only load what's flagged. We won't referee a dispute over an item on-site; if something's contested, leave it out of the load until it's resolved.

For situations with a mediator or attorney involved, we can coordinate a specific date and even provide a photo record of what was removed if that's useful for the file. We've done this for a handful of East Valley clients where documentation mattered for the settlement.

Single-item pickup starts at $149, and larger loads are priced by trailer volume with the number locked in before we start — which makes it easy to split a bill evenly if that's part of the agreement. We can also invoice one person directly if the settlement designates who's responsible for the cleanout cost.

If you're not sure yet who's paying, we can hold a quote for a few days while that gets sorted out between you and your attorney. We'd rather wait for a clear answer than start a job that turns into a billing dispute.

When a shared home is being sold as part of the settlement, both parties usually want it emptied and market-ready as fast as possible. We can do a full-home cleanout in a single day for most East Valley homes, sweep the floors, and coordinate with whichever agent is listing the property.

If there are items either party still wants but can't store immediately, we can set them aside in a garage or designated area rather than hauling everything in one pass — useful when one person is still finding a new place to live.
