About our property cleanouts service
Vacant property + tenant leftovers = lost rent every day. CNC turns Phoenix rentals, flips, and short-term properties around in a single visit so you can relist, repaint, or photograph fast.
We work with Valley landlords, property managers, real estate investors, and Airbnb operators on rolling schedules — clear the previous tenant's leftovers, haul abandoned furniture, empty the garage and yard, and leave the property broom-clean and listing-ready. Photo documentation included on every job for owner records or insurance claims.
Our investor and PM clients across Phoenix, Mesa, Tempe, Glendale, and Fountain Hills count on us for fast turnaround during peak rental season — usually 48 hours from call to clear.

Arizona local know-how
- 🌵Phoenix peak rental turnover is May–August — book 1–2 weeks ahead during summer for guaranteed slots.
- 🌵Maricopa County abandoned-property rules require photo documentation of belongings before disposal — we provide it automatically.
- 🌵Short-term rental hosts: schedule between guest stays in 4-hour windows; we can hit those.
Sequencing a turn so nothing gets done twice
Property cleanouts almost always sit inside a bigger timeline — a listing, a closing, a new tenant — and the order of operations decides whether work gets repeated. Clear first, then deep clean, then repair, then paint, then flooring, then a final clean. Every step out of order means redoing one.
The most common error is painting before the property is empty. Moving furniture out afterwards scuffs fresh walls, and the touch-up costs more than waiting would have. The second is carpet cleaning before the clear, for the same reason.
Photograph the property empty before handing it to anyone else. For a rental that record settles deposit disputes; for a sale it documents condition at handover; for an estate it shows the family what was done. It takes ten minutes and it is the cheapest insurance in the process.
What turns up in a property that has changed hands
Properties between occupants hold a specific mix: what the previous occupant did not want, what they could not move, and what accumulated in places nobody checks. Garages, sheds, attic access, patios, assigned parking and storage closets are where the volume hides, and they are routinely left off the description when a job is booked.
Conditions vary more here than in owner-occupied work. Utilities may be off, which matters in an Arizona summer — a property closed up with the power off becomes genuinely unpleasant to work in within days, and anything in a dead refrigerator becomes a biohazard rather than a chore. If the power is off, say so, because it changes how the day is scheduled.
The other recurring category is material that looks like trash but is not legally yours to discard, particularly where a tenancy ended involuntarily. That has its own process and its own timing, and it is covered on the eviction cleanout page rather than guessed at here.
Who is actually paying, and what they need to see
Property cleanouts are frequently authorised by someone who will never stand in the property — an out-of-state owner, an executor, a property manager running several units, or an asset manager working from a file. That changes what the job has to produce alongside an empty building.
What those people need is a record: photographs of each room before and after, an itemised scope, and an invoice that matches the number that was authorised. A quote that moves after work begins creates a reimbursement problem for whoever signed it off, which is why we quote flat after a walkthrough and hold it.
It also changes decision-making on site. When the person paying is not present, anything ambiguous — apparent valuables, documents, items that might be someone else's — gets photographed and set aside rather than judged by a crew. Slower on the day, and far better than the alternative conversation afterwards.
Phoenix property managers and flippers rebook us because we hit deadlines, document everything, and never delay a relist.
