Eviction Cleanouts in Phoenix
Relist by tomorrow.

Post-eviction full-property cleanouts. Same-day service, broom-clean finish, photo documentation included.

About our eviction cleanouts service

Phoenix landlords lose 1–2% of annual rent for every day a unit sits vacant post-eviction. CNC turns evicted properties around same-day so you can relist by tomorrow morning.

We coordinate directly with constables for writ-of-restitution timing, document every belonging photographically per Arizona ARS 33-1370 abandoned-property requirements, and store or dispose of contents per your written direction. Furniture, appliances, mattresses, abandoned cars (when titled to the tenant) — we handle the full scope.

Our property manager and landlord clients across Phoenix, Mesa, Tempe, Glendale, and Paradise Valley rebook us because we hit constable windows, provide audit-quality documentation, and leave units ready for cleaners the same day.

Arizona local know-how

  • 🌵AZ ARS 33-1370 requires landlords to store evicted-tenant belongings for 14 days before disposal — we coordinate compliant storage.
  • 🌵Maricopa County constables run tight writ schedules — booking the hauler in the same 2-hour window prevents loss of access.
  • 🌵Photo documentation matters for AZ landlord-tenant court if the tenant disputes belongings later — we provide full room-by-room records.

Timing is a legal question before it is a scheduling one

The single most expensive mistake in this category is clearing a unit too early. A judgment is not possession. In Arizona the sequence runs from notice, to filed complaint, to hearing, to judgment, to a writ of restitution, and it is the constable executing that writ that restores possession. Entering and clearing before that point is a self-help eviction, which Arizona does not permit.

That holds even when a unit looks abandoned. A tenant who has stopped paying and appears to have gone has not necessarily surrendered the tenancy, and Arizona has a separate statutory process for apparent abandonment with its own notice and holding requirements. Appearances are not a legal determination.

Arizona also sets a holding period for a tenant's remaining personal property after possession is restored, with requirements about notifying them and how the property is stored meanwhile. Confirm the current period and notice requirements with your attorney before scheduling — this is exactly the detail that converts a vacancy into a conversion claim when it is gotten wrong.

Document before you touch anything

Photograph every room before a single item moves, timestamps intact, wide shots and detail shots. Photograph damage deliberately and separately, because that is what supports a deposit claim or a judgment. This record also protects you: a former tenant claiming a television, tools and jewellery went missing is in a very different position against dated photographs of the unit as found.

Inventory anything of apparent value separately rather than folding it into the general clear — electronics, tools, instruments, documents, and particularly firearms and prescription medication, which should never be in a junk load under any circumstances. Keep the inventory with the file alongside the photographs.

Expect worse conditions than a normal move-out. People leaving under duress leave food, furniture and the contents of a life, often in disarray. A dead refrigerator in an Arizona summer becomes a biohazard within days, and pest activity is common. Blood, sewage, suspected methamphetamine contamination and heavy mould are licensed remediation work, not hauling, and need a specialist before a crew starts.

Turnaround, and what it is actually worth

For a standard apartment or small rental house the clearing itself is usually a single day. The constraints either side of it are what set the timeline: the statutory holding period in front, and repairs behind.

Sequence matters for speed. Clear, then clean, then repair, then paint, then flooring, then final clean. The most common and most expensive error is painting before the unit is fully empty, which guarantees scuffs from moving furniture out afterwards and a second coat nobody budgeted.

Weigh the cost against vacancy rather than in isolation. On a unit renting at $1,600, every week empty is roughly $370 in lost rent, so a clear that gets it to market a week sooner has already paid for a meaningful share of itself. Keep the itemised invoice and the walkthrough photographs either way — depending on your lease and the judgment, clearing costs may be recoverable.
